Let’s talk about it—contractors aren’t all built the same, and in Florida, where construction is constant, knowing who you’re hiring is everything.

As a contractor myself, I love when clients come prepared with questions. It shows they care. So whether it’s your first remodel or your fifth flip, here are five questions you should always ask:

1. Are you licensed and insured in this county?

Florida’s licensing laws are strict for a reason. A licensed contractor has passed tests, knows building codes, and carries insurance. Always double-check, especially for smaller projects. Unlicensed work can void insurance and stop you from selling later.

2. What’s your typical process for jobs like this?

This is huge. You want to know what happens from quote to cleanup. A solid contractor should explain timelines, permits, inspections, material ordering, and how they handle surprises.

3. Who’s actually doing the work?

Some contractors have in-house crews. Others subcontract. Both can work—but you need to know who’ll be in your house. Ask how they vet workers, how often you’ll see the same people, and who your day-to-day contact will be.

4. Can I see recent work and talk to a past client?

Photos are good. Talking to someone who’s been through the process is better. Ask about punctuality, communication, and how the contractor handled changes.

5. How do you handle changes or setbacks?

No project goes exactly as planned. Good contractors stay cool under pressure. Ask how they deal with weather delays, material shortages, or surprise plumbing issues.

A friend in Fort Myers once hired a guy without asking any of these questions. Three weeks in, the contractor ghosted—with half a kitchen demoed. No license. No contract. No recourse. Don’t let that happen to you.

Hiring right saves time, money, and stress. Ask these five questions—and listen closely to the answers.
